We can find tenants with our extensive marketing experience and distinctive ‘To Rent’ Boards, arrange accompanied viewings, carry out reference checks and draw up shorthold tenancy agreements. Once tenants have moved into the property you can rely on us to manage the property from routine property inspections to collection of rents and arranging repairs to the property.

Lucas James Estate Agents can offer two options for Rental Services to Landlords:-

1. Tenant Find Only Service

  • Advertise and Promote the Property available to rent
  • Finding a suitable Tenant and agreeing the rent per calendar month
  • Applying for references
  • Producing the Assured Shorthold Tenancy Agreement
  • Collecting the first months rent and deposit/Bond Monies (The Landlord is responsible for the Deposit/Bond Monies and must protect the deposit under the Tenancy Deposit Scheme)
  • Landlord is responsible for managing the property

 

2. Fully Managed Service

  • Advertise and Promote the property available to rent
  • Finding a suitable tenant and agreeing the rent per calendar month
  • Applying for references – including credit check if needed
  • Producing the Assured Shorthold Tenancy Agreement
  • Provide Inventory and condition of property prior to tenant moving in
  • Collect monthly rent on behalf of Landlord and payment by return
  • Protect the Deposit/Bond Monies under the Tenancy Deposit Scheme
  • Carry out inspections on the property
  • Dealing with repairs and maintenance issues on behalf of the Landlord
  • Conduct a final inspection of the property at the end of the tenancy period
