The Gas Safety (Installation and Use) Regulations 1998
This regulation imposes obligations on Landlords to maintain gas appliances including any central heating systems, fires, cookers etc in their rental property. As a Landlord you have to ensure that an annual inspection is carried out by an approved engineer and a written record obtained. A copy of this must be given to the Tenant before they occupy the rental property. Lucas James Estate Agents can arrange this inspection on the Landlords Behalf. It is a criminal offence to not comply with the Gas Safety Regulations.
The Electrical Equipment (Safety) Regulations 1994
It is the Landlords responsibility to ensure that the electrical wiring and all electric appliances provided by the Landlord for the Rented Property are safe to use and the instruction manuals supplied for each appliance for safe use.
Smoke Detectors Act 1991
All buildings that were build complete after June, 1992, must have mains powered smoke detectors fitted on each floor of the property. Properties constructed prior to June, 1992, we would recommend have battery operated smoke detectors fitted.
The Furniture and Furnishings (Fire Safety) Regulations 1988
These regulations apply to furniture such as sofas, beds, headboards, mattresses, cushions, seat pads, bean bags etc, included in rented properties that have been let for the first time after 1st March, 1993. The majority of furniture/furnishings now carry a ‘fire resistant’ label. If the Landlord does not comply with these regulations then heavy penalties could be incurred.
